Position Summary Description
The Contracts & Subcontracts Manager is a self-starter able to work independently to manage all aspects of construction contracting by supporting RFP efforts from a compliance and contractual perspective, negotiating agreements with customers, prime contractors, and subcontractors, maintaining business registrations, and supporting licensing and job permitting efforts. The ideal candidate is organized, know how to set priorities in a high volume environment, is highly collaborative, with a win/win attitude towards internal and external business relationships, able to work independently with minimum supervision, is resilient and persistent to find solutions to roadblocks encountered along the way. The Contracts & Subcontracts Manager will report to the Senior Contracts & Subcontracts Manager.
Essential Duties
a) Is the lead point of contact for construction agreements, non-disclosure agreements, and all other projects requiring contractual review and analysis
b) Reviews contractual documents, assesses risk, clearly communicates and explains risk to Business, and proposes mitigating solutions
c) Redlines and negotiates agreements in coordination with management and Legal to achieve favorable terms and conditions in accordance with company policy
d) Responds to bid and proposal requirements in compliance with company’s best practices
e) Works closely and develops good working relationships with external and internal stakeholders by establishing routine, professional communications, both verbally and in writing
f) Understands and applies company policies, applicable laws, and industry accepted best practices in day to day activities
g) Is responsible for the maintenance of contract data in company database(s), contract files, preparing and submitting ad-hoc reporting as needed
h) Conducts internal and external research necessary to complete day to day projects
i) Utilize professional communication skills exercising judgment and collaborative skills to achieve satisfactory outcomes in business dealings.
j) Brings a solution-centric approach to all projects; constantly strives to add value above and beyond basic expectations in all phases of work
Qualifications
a) BA degree or contracts specialization required
b) Minimum of 5+ years of experience with the review, preparation, negotiation, and monitoring of commercial contracts
c) Strong consultative skills; creativity, flexibility in researching, proposing approaches to proposals and agreements
d) Must be able to identify and resolve complex contractual issues and advise Business and management of contractual rights, risks, and obligations
e) Proven ability to redline and negotiate commercial agreements effectively
f) Demonstrated ability to identify issues and programs on assigned contracts and make independent recommendations to direct supervisor, Business, and management
g) Acute attention to detail with an ability to work efficiently and accurately
h) Strong verbal and written communication skills
i) Be a self-starter, action and detail-oriented, and have strong organizational and interpersonal skills
j) Ability to work independently, meet deadlines in a fast-paced environment, and manage multiple priorities with limited direct oversight
